  • Delwest had Asphalt Coating's come out to one of our properties that needed some overlay and striping done on our parking lot. They were very professional and provided us with a detailed map of the area's needing work along with there professional recommendation's of the work needing done and pricing. The quality of work and time they took to finish the job was completed to our high expectations and unfortunately tight deadlines. I would highly recommend this company. Our Sales Rep. Scott Elkins was very professional and we couldn't be happier with the end results.

Concrete Repair Methods

Asphalt Coatings Company matches the concrete repair method to the damage, and our in-house crews carry out every one of them.

Concrete repair methods: a damaged sidewalk panel removed, formed and doweled into the slabs on each side
  • Concrete Panel Replacement

We saw-cut a failed panel, recompact the base and pour new air-entrained concrete.

  • Concrete Trip Hazard Grinding

A raised joint between two sound panels is ground smooth with a diamond blade.

  • Concrete Foam Lifting

Expanding polyurethane foam raises a sound, sunken panel back to grade.

  • Concrete Void Fill

We fill voids beneath concrete with closed-cell foam, without lifting the panel.

  • Partial-Depth Concrete Repair

Spalled or scaled surface concrete is removed and rebuilt with a polymer-modified material.

  • Concrete Joint Repair

We replace failed sealant in control and expansion joints.

  • Concrete Sidewalks

When a whole sidewalk run needs rebuilding, our concrete sidewalks page covers full-run replacement and the trip hazard survey.

Concrete Trip Hazard Repair

Concrete trip hazard repair depends on the condition of the displaced panels on either side of the joint.

Concrete trip hazard repair: a new broom-finished slab between an entry step and the sidewalk, taped off to cure

We use one of three repairs, depending on what we find at the joint.

  • A raised joint between sound panels is ground smooth.
  • A sound panel that has settled is lifted with polyurethane foam.
  • A panel with full-depth structural failure is replaced.

Should You Repair or Replace Damaged Concrete?

Damaged concrete can be repaired when it is structurally sound, and a panel needs replacing when it has failed through its depth.

Repair or replace concrete: a crew member on a mini track loader breaking out a damaged covered walkway

Concrete repair fits if the damage is one of these three conditions.

  • The surface is spalling or scaling, but the concrete below it is sound.
  • A panel has settled slightly, within what foam lifting can correct.
  • One panel has lifted above the next at a joint, and both panels are sound.

The panel needs replacing if it shows one of these three signs.

  • Structural cracking runs through its full depth.
  • It has heaved and broken into pieces.
  • It has settled further than foam lifting can correct.

We make that call on the free site visit and put it in the written scope, area by area.

Our Concrete Repair Process

The concrete repair process at Asphalt Coatings Company runs in five steps, from an inspection that finds the cause of the damage to a final inspection of the finished repair.

Concrete repair process: a crew pouring concrete from a mixer truck into curved forms cut through an asphalt parking lot
  1. Inspection and Assessment

We evaluate the concrete to find the underlying problem, such as drainage or an uneven base, and choose the repair.

  2. Removal of Failed Concrete

Our crew takes out the deteriorated concrete and leaves the area clean and ready.

  3. Base Preparation

We address drainage, then grade and compact the soil to give the repair a stable foundation.

  4. Placing and Finishing

We place the repair material or new concrete and finish it to suit the area.

  5. Final Inspection

We inspect the work before we call the job done.

Who Does the Concrete Repair Work?

Our own in-house crews do the concrete repair work, from the first inspection to the final one, and Asphalt Coatings Company has been in business since 1986.

  • Is Asphalt Coatings Company Licensed and Insured?

Asphalt Coatings Company holds right-of-way (ROW) and contractor licenses, so our crews can work in the public right-of-way next to your property, including streets, sidewalks and driveway aprons, as well as on private parking lots. Current documentation is available on request.

What Determines Concrete Repair Cost?

Concrete repair cost depends on what failed, the repair method each area needs and what the site visit finds underneath the concrete.

  • Type of damage A raised joint, a spalled surface and a failed panel each call for a different repair.
  • Repair method Grinding, foam lifting, partial-depth repair and panel replacement are each scoped on their own.
  • Conditions underneath Poor drainage or a compromised base adds correction work before new concrete goes in.
  • Number of areas Our written scope prices the work repair by repair, so every damaged area has its own line.

Frequently Asked Questions

These frequently asked questions cover the signs and causes of concrete damage, repair materials and aftercare, and drainage and repair planning.

Signs and Causes

How Can You Tell Whether Commercial Concrete Needs Repair?

Commercial concrete needs repair when it shows significant cracking or surface wear, sunken or uneven areas, standing water, or worn curbs and gutters.

  • Significant cracking or surface wear is a clear sign the concrete needs work.
  • Sunken or uneven concrete often points to poor drainage or unstable soil underneath.
  • Standing water on the surface suggests a drainage problem that needs correcting.
  • Damaged curbs and gutters can send water the wrong way and lead to further deterioration.

Cracking that runs through a panel, a panel broken into pieces and a joint where one side has lifted are the signs that matter most, and we judge how serious they are on the free site visit.

How Do We Find the Cause Before We Repair Concrete?

We inspect the concrete and find out why it failed before we recommend grinding, lifting, a localized repair or replacement.

The causes we check for are these seven.

  • Poor drainage
  • Soil movement
  • A poorly compacted base
  • Water getting in
  • Deicing chemicals
  • Tree roots
  • Heavy loads

Addressing the root cause, such as poor drainage or shifting ground, is how we work toward long-lasting results, and you see the cause and the fix together in the written scope.

Materials and Aftercare

What Materials Are Used for Concrete Repair?

Concrete repair materials depend on the method: air-entrained concrete for replacement, polyurethane foam for lifting or void fill, and a polymer-modified material for partial-depth repair.

For partial-depth repair, we remove the damaged surface, clean the sound concrete and apply a bonding agent before placing the repair material.

How Is the Base Prepared for Concrete Replacement?

Base preparation for concrete replacement includes correcting drainage, grading and compacting the base.

For a failed panel, we remove compromised base material and recompact with granular fill before placing new concrete.

Should Concrete Be Sealed After Surface Repair?

A penetrating concrete sealer helps protect repaired concrete from water and deicers.

For deicer scaling, we repair the surface with a polymer-modified material, then apply a penetrating sealer.

Drainage and Planning

How Does Concrete Drainage Repair Work?

Concrete drainage repair starts with the cause of the standing water: we assess the area, address drainage during base preparation and set the drainage slope in the repair plan.

Damaged concrete drain pans are repaired the same way, with the drainage problem corrected as part of the work.

What Does a Concrete Repair Plan Include?

A concrete repair plan sets out the removal limits, base preparation, joint placement, drainage slope, surface finish, curing and reopening requirements for every area, so you know before work starts what each area needs before it reopens.
