Highlands Ranch, CO
Medical office parking lot

Asphalt Coatings Company patched the parking lot at PorterCare Adventist on South Broadway in Highlands Ranch, rebuilt sections of its curb and gutter, then sealcoated and restriped it. Asphalt patches came first. A week later our concrete crew replaced damaged curb and gutter and a few sidewalk corners, and a week after that the lot was sealcoated and restriped in yellow.

Asphalt patches around the building

The first visit put asphalt patches into worn spots at stall heads, curb ramps and walkway corners.

Before the restriping, the yellow lines in these stalls had worn down to flakes. One patch sits at the foot of a curb ramp facing the PetSmart across the lot; another runs along a block wall where the walkway turns.

Curb, gutter and sidewalk repair

Damaged curb and gutter came out in short sections and went back in as new concrete, tied to the old curb with rebar dowels.

During
Remove
The crew cut out a curved run of curb and gutter beside the brick pavers.
During
Dowel and form
Rebar dowels went into the ends of the old curb, with steel and wood forms set for the new pour.
After
Pour
New curb and gutter now fills each gap and wraps around the walkway corners.
After
Finish
Where a sidewalk corner was broken, a new broom-finished piece completes the walk.

Sealcoating and striping

Sealcoating left the lot in front of the medical offices a deep black, and fresh yellow paint marks the stalls, ADA spaces and hatched aisles.

Cones and tape kept cars off the new coat while the unsealed lanes beyond stayed open. Two ADA stalls sit by the building entrance, each beside a yellow hatched access aisle.
